Why Do You Need Property Maintenance?

When the Oklahoma heat dome parks over OKC, your air conditioner works overtime. Here’s the no-nonsense guide our licensed HVAC techs give neighbors to keep homes cooler and bills lower—without sacrificing comfort.

Quick Wins You Can Do in 15 Minutes

Bump the setpoint to 76–78°F when home and 82–84°F when away. Each degree up can trim usage without big comfort hits when fans are running.
Set ceiling fans to counter-clockwise (summer mode). Fans cool people, not rooms—turn them off when you leave.
Check the filter. If you can’t see light through it, replace it. Aim for MERV 8–11 for a balance of air quality and airflow.
Clear 2 feet around the outdoor unit. Trim shrubs and blow out cottonwood fluff so the condenser can breathe.
Close blinds on west-facing windows 2–7 PM. Solar gain spikes your indoor load exactly when rates and temps peak.

Low-Cost Tweaks that Pay Back Fast

1) Dial in your thermostat schedule

Program “Home/Leave/Sleep” blocks. A smart stat can pre-cool before the hottest hour, then float a degree or two during peak.

2) Upgrade weatherstripping & attic hatch

Hot attic air sneaking in around doors and the attic scuttle can add a surprising load. Foam gasket the hatch and seal door bottoms.

3) Shade the condenser (smartly)

Light, open shade that doesn’t block airflow can help. Don’t box it in; you need 24" of clear space on all sides and 5' above.

4) Seal the return side

Leaky returns suck 130°F attic air into your system. We smoke-test and mastic-seal returns to drop run time and even out rooms.

5) Clean the coils

A dirty evaporator or condenser can add 10–20% to energy use. We use non-acid coil cleaners and verify superheat/subcooling after.

ActionTypical Energy ImpactNotes
Raise stat 2°F with fans on~4–8% reductionComfort maintained via airflow
Coil clean + new filter~10–20% reductionDepends on soil & coil condition
Seal return leaks~5–15% reductionHomes with attic returns see the biggest gain
Pro tip: If your unit runs nonstop but never reaches setpoint in the afternoon, that’s a diagnostic flag—could be low charge, weak capacitor, or airflow restriction. Catching it early prevents compressor damage.

When DIY Stops: Signs You Need a Pro

  • Ice on the refrigerant line or coil (shut system to “Fan” to thaw and call).
  • Breaker trips again after reset (don’t keep resetting—could be a failing compressor or short).
  • Burning smell or buzzing at the condenser (possible contactor/capacitor issue).
  • Water at the air handler or ceiling stains (clogged condensate drain or float switch failure).

Make Sure Your System Isn’t Fighting Itself

Every AC has a few “ports and parts” that tell the truth about what’s going on:

Low-side & high-side service ports: Where we read pressures and temps to verify charge and metering—key for finding hidden leaks or restriction.
Condensate drain & float switch: Keeps humidity moving out; if it clogs, you’ll get leaks or safety shutdowns.
Electrical panel at the condenser: Contactors and capacitors wear out; weak parts raise energy use and cause hard-starts.
Evaporator coil & return filter door: Dust and pet hair reduce airflow, ice the coil, and spike bills.

We test, document, and show you readings on-site so you know your system is healthy, safe, and efficient.

Myths That Waste Money

“Bigger AC means better cooling.” Oversizing short-cycles, leaving humidity and hot/cold rooms. Right-sizing wins every time.
“Close vents to unused rooms.” That raises static pressure and can cause duct leaks—balance instead of blocking.
“Just top off the refrigerant.” If charge is low, there’s a leak. Topping off is a short-term band-aid and risks compressor failure.

What Elite Does on a Heat-Wave Service Call

  1. Listen first: symptoms, noises, smells, and when it happens.
  2. Safety & power check: disconnects, wiring, breaker integrity.
  3. Airflow & filter path: returns, coil surface, blower amps.
  4. Refrigerant circuit: pressures, superheat/subcooling, leak survey.
  5. Fix + verify: parts installed cleanly, temps and pressures re-tested.
  6. Proof & tips: we show numbers, photos, and simple ways to save.
